Is there a contract, or an automatic charge?

No. You pay by M-Pesa when you choose to, and nothing is ever taken automatically. A monthly plan runs for the month you paid for; if you do not renew, it simply ends.

What happens if my subscription expires?

Signing in pauses until you renew. Nothing is deleted: your account, bookmarks, uploaded layers and invoices are kept, and everything is back as soon as the renewal payment is confirmed. We remind you before the end date, and renewing early costs nothing: the new month is added to the end of your plan.

Can I change plan later?

Yes. Ask us on WhatsApp, or in Messages on your account page, and we change the plan on your account. We confirm the price and the new end date with you.

What can I do without an account?

Open the map, see the wards and the city boundary, see parcel outlines from zoom 16 (25 areas a day), measure, and use the flood map and the weather forecast. Searching for a plot, printing and everything else need an account.

How do the Public plan's 3 searches and 3 prints a day work?

A search counts once, however many letters you type while you finish the same number or delete back along it. Any other number is a new search, a corrected one too, so check the number before you pause. Nothing shorter than 3 characters is sent, and the search box shows how many searches you have left today. Type the plot or LR number in full: the search shows you where that plot is, its outline on the map. It does not show plot or LR numbers, the plot's size or its block. Nowhere on the Public plan does, not on the map and not when you click a plot. Those come with Gold and Platinum. A map print counts when you press the map's Print button. The browser's own Print command prints a short note instead of the map. Both reset every day. Silver and above search without a daily limit.

Do I need a plan to buy a survey plan, a ward map or a map layer?

Ward maps and the extra map layers can be bought on any signed-in plan, Public included. Survey plans (FR documents and RIMS sheets) need Gold or Platinum. The two whole-dataset downloads and the DC zone maps need Platinum. Each is paid once and kept.

Which plan includes the Cassini coordinate converter?

Silver, Gold and Platinum. (On the Public plan the tool bar is the Measure tool.) The converter sits on the map toolbar and turns Cassini coordinates from Kenyan survey plans and deed plans into WGS84 latitude/longitude and UTM Zone 37S, in metres or feet, with the Arc 1960 datum shift applied. See the Cassini converter guide for worked examples and why the datum matters. It will also tell you which survey block your converted point falls in. Opening that block's scanned RIMS survey sheet needs Gold or Platinum, as does the rest of the toolbar.

Which plan includes the plot density calculator?

Silver and above. It measures a parcel, applies its zone's plot ratio and ground coverage, and estimates gross floor area, building footprint, indicative floors and dwelling units — warning you when a result would break the zone's floor limit or the plot is under the zone's minimum size. The Measure tool is free on every plan, even without an account, and on the Public plan it is the whole tool bar. The Cassini converter and the terrain profile need Silver or above; the rest of the tool bar needs Gold or above.

Is Nairobi Maps the official land registry?

No. Ardhisasa is the official land registry, where an official search of a title is made. Nairobi Maps is the planning map: where a plot is, its zoning, its survey plans and what is around it, before you buy, build or apply.

How activation works

Every new account is reviewed and approved by an admin before sign-in is unlocked. A Public account is a one-time KES 100 and never expires; the other plans are monthly.
